What is the Hardest Item for Home Sellers to Find that is ABSOLUTELY Necessary for Us to Sell Their Home?
Many of our clients are excellent record keepers and have invoices dating back to when they first purchased their home. Some of them even have the floor plans and documents supplied by the builder when they had their home built. But, there is one item that we find that even the most meticulous of home owners have difficulty locating: A key to their front door!
In our modern age, a key is often not needed to access a home by the owners. Garage door opener remotes, locks with access codes and other smart home technology have made it easier to access our homes without an actual key. This in turn has made the key for the front door used left often and in many cases very difficult for home owners to locate.
While there are ways for us to grant access to Realtors showing a home using technology, the easiest way is still by the use of an old-fashioned key in our lockbox. A lockbox on the front door can only be opened by a Realtor in good standing, has restrictions in place that only allow showings during specific times of day and gives us a history of who has opened the lockbox and when. A front door key is an important part of the home selling process.
It is also a good idea for home owners to have a key accessible for their use while their home is for sale. Inevitably, a well-intentioned home buyer or Realtor will lock the door from the garage to the home while at a home showing. They believe that they are making the home secure, and it may be something that they do at their own home. When the showing is complete and the owner returns, they are unable to enter their home via the garage because they do not have a key. We have had to rescue many homeowners and grant them access to their own home via the key in the lockbox. However, if they return home late at night or early in the morning in a time outside of the showing access times of the lockbox we are unable to assist them. It is a good idea for home sellers to locate a key or have a key made (and verify that it works) so that they do not get locked out of their own home.
Locating all keys and garage door remotes is a part of the home sale process. They will need to be supplied to the buyers at closing. Locating them prior to listing your home will not only make it easier for buyers and agents to access your home, but may actually make it easier for the seller as well.
