If you are considering selling a home, one of the first things that you should do (after contacting us to discuss the listing process) is to walk your home as a home buyer. You should have an open mind, and look at your home not as the person that has owned if for several years, but as a home buyer walking in for the first time and viewing it with fresh eyes. Are there any items that stand out as needing repaired? Does anything that you see make your home appear as though is has not been maintained? This is a list of the most common things that we see that need attention before listing a home for sale:
A Fresh Coat of Paint – Refreshing your home’s interior with a fresh coat of paint is one of the easiest tasks that you can complete that will make it look great AND add value. Remember, that it is important to keep paint colors neutral when selling your home. We always have a list of the most popular neutral colors that home buyers are looking for and would be happy to share that with you.
Clean/Replace Old Carpeting – Stained and dirty carpeting does not make a good first impression to home buyers. While having your carpets professionally cleaned may be enough to make them look good again, many home sellers choose to replace their old carpeting with an updated laminate or luxury vinyl plank flooring. Carpeting is the most economical choice, but laminate or LVP have a higher ROI.
Update the Kitchen – We’re not talking about a full-blown remodel (unless that is what you determine is needed), often a quick addition of some backsplash, updating light fixtures, or changing knobs and pulls on cabinetry can make a huge difference.
Enhance Your Curb Appeal – When potential buyers arrive at your home, the first thing that they will see is your home’s exterior. Freshening up mulch, power washing your sidewalk and front porch and coat of paint on the front door and mailbox will go a long way to improve your home’s appearance. Also remember to leave lights on at night so buyers who drive by to preview your home will be Abel to see it in the evenings.
