Whether you are selling your long-time home, a home you’ve only lived in for a short period of time, or selling a departed loved one’s house emotions can find their way in to the process. There are many memories that are made in a home and trying to suppress your feelings can be difficult. Here are some tips that we offer to our clients to help to remove feelings from the process and complete a successful sale:
Prepare for the Process – Identify why you are selling and determine if now os really the time for you to sell. Why are you selling? Upsizing? Downsizing? Retiring? Moving closer to family? Working toward achieving a goal can help to keep your mind off of a feeling of loss.
Stick to the Numbers – One way that emotions can derail the home sale process is allowing memories and feeling dictate the price rather than the market. A properly priced home will sell more quickly.
Make Yourself Scarce – We want buyers to imagine themselves living in the home. Sellers that attend showings or open houses often share memories and stories that don’t allow a buyer to see their family living there. If at all possible, sellers should not be home when potential buyers are viewing a home.
Don’t Take it Personally – Feedback from buyers can be direct. It is important to utilize the feedback that can help you to improve your home to appeal to more buyers. Hearing the same feedback from multiple buyers may mean that some changes need to be made.
Keep Emotion Out of Negotitations – It may be difficult, but it is important to treat the sale of a home as a business transaction. If a buyer points out negatives about the house in order to justify a lower price, keep a calm head and point out some features that validate a higher price.
