There's a version of this market a lot of sellers are hearing about right now: rising prices, fewer homes for sale, buyers still out there looking. It's easy for that to feel abstract — a headline, a stat, a "market update" that doesn't really mean anything until you see it happen.
So here's what it actually looked like.
A few weeks ago, I listed a home in the Hunters Pointe neighborhood. We priced it correctly from day one — not aspirationally, not "let's see what we can get," but based on what the comparable sales actually supported. The sellers prpeared it well: decluttered, depersonalized, professional staging, made it easy for a buyer to walk in and see themselves living there.
It sold in one day. For $45,000 over list price.
That's not a fluke, and it's not because we got lucky with one hot buyer. It's because of what's actually happening in St. Charles County right now. Countywide, the median sold price hit $385,000 in May, up 4% from a year earlier — and list prices climbed even faster, up over 16% year-over-year. At the same time, the number of homes actually selling dropped nearly 8% compared to last year.
Translation: there are fewer sellers putting homes on the market, and more buyers competing for the ones that are. When a home comes on priced right and presented well, buyers don't have the luxury of waiting to think it over. They move.
That's the part sellers on the fence right now should sit with. This isn't a market where you need to overprice a home and hope. It's a market where pricing it accurately and staging it to sell can get you more than an inflated asking price would have anyway — because you create urgency instead of skepticism.
